  1. Put Old Shipping Boxes to Work
    Got some leftover boxes from all of those gifts you ordered online this year? Recycle them as ornament boxes instead. Plastic and felt ornaments can go right in the box, but it's a good idea to wrap delicate ornaments in tissue paper or paper towels first. Be sure to label each box clearly and place them close to each other in your garage, attic, closet, or other storage areas. You'll want to make it easy to round them all up next year.

  2. Use a Shoe Organizer for Gift Wrap Supplies
    If you have a treasure trove of scraps of wrapping paper and ribbons to put away, consider investing in a shoe organizer to hold it all. These convenient tools attach to the back of your bedroom or closet door and give you rows upon rows of pouches for all your wrapping supplies. Large rolls of wrapping paper may not fit easily here, but all those extra odds and ends can be stored in their own pouches. As a plus, this tip keeps all of those supplies easily accessible for other gift-giving occasions throughout the year!

  3. Create Your Own Ornament Chest
    Ornament chests are wonderful contraptions that allow you to store your holiday ornaments in individual padded segments. They can be a bit pricey at most retailers, though. Why not make your own instead? Just glue some plastic or paper cups onto some cardboard trays, then layer them inside a larger box to create a tiered ornament chest. You can add some cotton balls, tissue paper, or packing peanuts to the cups to keep your ornaments safe if you're worried about them. 

  4. Re-Use Food Containers for Ornaments
    Conveniently, many holiday ornaments are just about the same size as common food items. Smaller ones fit perfectly inside egg cartons. Re-using old packaging like this is not just an affordable and eco-friendly solution – it also takes advantage of carefully engineered packaging structures that will protect your ornaments from damage.

  5. Keep Your Lights Tangle-Free
    Got too many strings of lights to keep them all straight? Wrap each string around a cardboard tube or a small flat box. This makes the strings easier to store and avoids tangles during the storage process. If you don't have any boxes or tubes, you can also wind your lights into a circle, then secure them with a bit of masking tape. 

  6. Wrangle Those Wreaths
    It's all too easy to accidentally crush a holiday wreath. Finding a good place to put these items can be tricky due to their odd shape and relatively bulky size. The best solution is to hang them up like a rack of clothes. Hang your wreaths and garlands from clothes hangers, then insert the top of the hanger through the bottom of a heavy-duty trash bag. You can then hang that bagged wreath on a clothing rack in your closet or garage.

Then at 9 am, you'll go on a two-mile hike to deliver the food to the Serving Center. Most of the food will already be on site, having been collected for a drive in October. However, further donations of non-perishable food items will always be accepted if you want to bring some with you.

  • Lunchtime Series: Music on Main - 221 E. Main St., Round Rock, TX 78664
    Music on Main
    is an ongoing event, taking place Tuesday and Thursday afternoons through November 10th. From 11:30 am to 1 pm, come to Downtown Round Rock and hear music from all different artists in all different genres. On Tuesday the 8th, it's Jimmy Linton. Round Rock Market Days is a monthly community market event that brings together local vendors and residents for a day of shopping, food, and fun. It takes place on the first Saturday of every month at 221 East Main Street in Round Rock's downtown core, right across from the library and just around the corner from many of our Round Rock homes for sale. The nearby Prete Plaza is often used as a stage by musicians as part of the event.

What Features to Include in an In-Law Suite

There are many ways that an in-law suite can make your home feel more useful and spacious. Even if your in-laws never stay in the suite, it can be a great place to host out-of-town guests. Your adult child may even move into the space when they're job hunting after college. We've seen a lot of Round Rock homes for sale with lovely in-law suites. While every suite is different, we have identified a few features that the best suites have in common. Consider these features in your own in-law suite.

  • A Kitchenette
    The suite doesn't typically need its own kitchen, as the inhabitants will likely share some meals with your family in the main home. However, a kitchenette does allow those living in the suite to have more independence and enjoy some simple meals privately, if desired.

    An apartment-sized fridge, kitchen sink, toaster oven, and microwave are a good start. You can include a small, apartment-size range if you have the space.

  • Stackable Washer and Dryer
    Having to haul laundry into and through the main home to the laundry room can be annoying, both for those staying in the in-law suite and for those in the main home. You don't need to put a whole laundry room in the suite, but a stackable washer and dryer are a nice touch. There are plenty of space-saving models you can tuck into the bathroom or hall closet.

  • Separate Entry
    The best in-law suites always have a separate, private entrance. If possible, you should make this entryway wheelchair accessible. Include a ramp rather than stairs, and make the entry door extra wide. This makes it feasible to have older loved ones stay in the in-law suite when needed.

Maintenance Tips for Your Water Softener

A household water softener can be an appealing feature to buyers searching for Round Rock homes for sale. Hard water tastes harsh, causes scale and buildup on fixtures and dishes, and can shorten the lives of appliances. But having a water softener requires some maintenance if you want to get the most out of it during its lifetime. Here are a few tips from our real estate agents for keeping your water softener in good working condition for as long as possible.

  • Check Salt Levels Once a Month
    Salt is one of the things your water softener needs to do its job, so to properly maintain it, you'll need to refill the salt when needed. This isn't something you'll need to call a professional for, thankfully. With a properly working water softener, you should only need to refill the salt every couple of months, but you'll want to open up the brine tank at least once a month to check the levels, especially if you're using more water than usual. Unless the manual or the markings on the tank state otherwise, the tank should always be about half full of salt. If the level is lower, refill as needed.

  • Inspect the Tank for Salt Bridges
    Salt bridges are formations of salt inside your tank that prevent the water softener from doing its job properly. When you check the salt levels every month, you will also be watching for signs of salt bridges forming, such as salt levels that appear to never go down. To break up a salt bridge, pour hot water over the salt and then use something, such as a broom handle, to push the salt buildup down into the water. If you get a lot of salt bridges, it may be from using cheap salt, or it may be an indication that your water softener is in need of professional maintenance.

  • Clean the Brine Tank Once a Year
    Your water softener doesn't require a lot of maintenance, but you do need to clean the brine tank about once a year to keep it at peak performance. For your convenience, you can wait until the softener is almost out of salt before cleaning it. Dump the water and salt, scrub out the tank with dish soap and water, and then pour a bleach solution into the tank and let it sit for a little bit before dumping and rinsing. Once that's finished, you can reattach the tank and refill it with salt and water. Let the salt and water sit for a couple of hours before starting a regeneration cycle.

  • Watch for Signs of Trouble
    In addition to the regular maintenance mentioned here, it's important to also keep an eye on the quality of water in your home. If you start to notice signs of hard water, such as scale or buildup on fixtures and in appliances, in sinks and bathtubs, or in your water kettle and bathroom cup, it may be a sign that the water softener is no longer doing its job. Also, watch for tiny particles called "fines" in your water, which may signify that the resin in your water softener is getting old and breaking up. If you notice these signs, it may be time to have a professional check out your water softener.

Building a Deck Tips

Having a deck off your home is so nice, especially in the summer. You can sit out there with a good book, just basking in the sun. Or, you can host a barbecue and enjoy a meal on the deck with friends. If you're looking at Round Rock homes for sale and discover one that would be even better with a deck, then it's time to start planning! Here are some deck materials to consider using.

  • Pressure-Treated Lumber
    Pressure-treated lumber has long been a popular deck material. This is essentially wood that has been compacted under pressure and treated with various chemicals to make it resistant to rot and insects. 

    Pressure-treated lumber is fairly affordable and readily available. It does not need to be sealed and waterproofed like "natural" wood. However, not everyone likes its greenish undertone. You can paint it, but that does add to the maintenance requirements.

  • Cedar
    If you want a wood deck you can leave natural and not paint, then cedar is a great wood to choose. The natural oils in the cedar repel insects and allow the wood to resist rot. Cedar takes on a beachy, grayish look as it ages, which can be nice with a more rustic home design.

    Cedar is abundant in the western United States and is typically harvested in an eco-friendly manner. The one main downfall is that it can start splintering once it ages — so you won't want to walk across a cedar deck barefoot.

  • Composite
    There are several companies that make composite decking boards from a blend of wood fibers and concrete. Composite decking is heavy and comes with a high price tag. Installing a composite deck also takes longer and is more expensive than installing a wood deck, largely because of the weight of the boards. However, composite decking is incredibly durable and long-lasting.

    You don't have to paint or stain a composite deck. The color extends through the material, so your deck won't start to look chipped and worn. You can clean the decking by simply power washing it; this is all the maintenance it really needs.

  • PVC
    PVC decking is a lightweight, plastic decking material. It comes in a wide range of colors and patterns. You can even find PVC decking that is made to look like wood or concrete.

    PVC decking is affordable, easy to install, and easy to maintain. You never need to paint or seal it, and you can clean it with a hose and dish soap! However, PVC can get brittle with age, especially if installed in a really sunny area. The UV rays from the sun can slowly break down the plastic. This material also has a more modern look, which not everyone likes.

  • Polystyrene
    Polystyrene is another type of plastic decking. The boards link together with little clips, which makes polystyrene decks really easy to install. Plus, if one board is damaged, you can easily remove and replace that one board without having to deconstruct the rest of the deck.

    Polystyrene decking is lightweight and durable. It does look like plastic, but it comes in a range of colors. The surface is also textured in such a way that it does not become slippery when wet, making polystyrene a good choice for pool decks.

All Aboard! About the Austin Steam Train Association

Want to take a day trip where the journey is just as exciting as the destination? The Austin Steam Train Association has just what you're looking for. This non-profit is dedicated to preserving the city's historic steam trains and the tracks they run on. Our real estate agents have been on several unforgettable train rides on their preserved trains while doing business in the Cedar Park area. Here's what they had to say about this one-of-a-kind Austin attraction.  

Historical Significance 

Although they were in use long before this, steam trains had their heyday in the 1930s through the 1950s. They were fast, elegant, affordable, and offered an easy way to travel long distances that would take days to cross using most other methods of transportation. Today, the Austin Steam Train Association keeps that tradition alive by offering short round-trip outings to nearby towns and points of interest.  

One of the locomotives used by the association (the Southern Pacific 786) is a real vintage steam train that functions identically to the old models used in decades past. This train even needs to be stopped periodically to allow the workers time to replenish the water used during the trip.  

The other (the Alco Diesel 442) is a diesel-electric train that the Association purchased in 1999. It was originally built back in 1916 by the American Locomotive Company, the same company that built the SP 786. It has been carefully restored to maintain function over the years but is currently undergoing a new round of restorations. In the meantime, the association has leased the HZRX Diesel 3134 from Horizon Rail.  

An Immersive Experience 

Riding on one of the association's trains offers a captivating blend of leisure and learning. Each train features vintage train cars that have been painstakingly restored to recreate the experience of historical riders. Each car has its own name and features slightly different furniture and fixtures. Passengers can usually choose which car they want to ride in when booking their ticket. It's a great opportunity to get up close and personal with a piece of history and see for yourself how the steam trains of the past really worked.  

If you want more details on the association, its trains, and their historical context, you're in luck. The association also operates a separate museum at their main office (401 E. Whitestone Boulevard, Suite C-100 in Cedar Park). This location contains photographs, maps, illustrations, and other artifacts that enhance the historical value of your outing.  

Special Events 

In addition to its historical preservation efforts, the association also hosts many exciting events each season. Some of these occasions are kid-friendly, while others cater exclusively to adults.  

One of their most popular events is their Hill Country Flyer, their signature ride across the Texas Hill Country that runs every two weeks or so during most of the year.

    Have you ever wondered how Round Rock got its name? Yes, there really is a "round rock" that played a significant role in the city's development. The Round Rock, located in the middle of Brushy Creek, served as a low-water crossing guide for wagons and horses used by the early settlers of the area. In 1854, the name of the settlement was changed from Brushy Creek to Round Rock in acknowledgment of its fame. 

  • William M. Owen House Complex - 8 Chisholm Trl., Round Rock, 78681
    Located in the heart of Old Town, the William M. Owen House Complex is composed of two historic buildings and a recent addition. Built around 1870, the space was home to the family of local physician Dr. William Mitch Owen. In addition to bearing a Texas Historical Marker, Owen House is listed on the National Register of Historic Places. The complex includes the Oatts Building, a mercantile store, the city's first permanent post office, and Reception Hall, a stone building constructed in 2021 to host receptions and other special events.

  • Washington Anderson House - 900 Heritage Center Cir., Round Rock, TX 78664
    While the namesake of Washington Anderson House was born in Virginia, he's regarded as a hero in the Lone Star State. Some accounts claim Anderson was more instrumental than Sam Houston in the victorious Battle of San Jacinto. Anderson also served during the Battle of Bushy Creek in 1839 and was one of the earliest settlers of Round Rock, where he was active in business and civic affairs. After living in a succession of log cabins with his wife and daughter, Anderson built a large stone house known as El Milagro, which translates to "The Miracle." This is the structure that remains today with its historical medallion.

  • Kenney Fort - U.S. 79, Round Rock, TX 78665
    While Round Rock is a thriving contemporary city now, its origins were vastly different. As the furthest outpost on the Colorado River frontier during the mid-19th century, the area was rife with alligators, buffalo, and bears. In the spring of 1838, Dr. Thomas Kenney and Joseph Barnhart spearheaded the project of building the first permanent settlement in Round Rock, which became known as Kenney Fort. Four log cabins were enclosed in an eight-foot log stockade, providing protection from the dangers of the frontier for up to 15 people.

  • Round Rock Cemetery - Round Rock, TX 78681
    With more than 2,000 graves on the grounds, Round Rock Cemetery offers fascinating insights about famous and everyday residents of the area. The oldest legible tombstone dates back to 1851, marking the burial site of 11-year-old Angeline Scott. Perhaps the most well-known person buried in Round Rock Cemetery is Sam Bass, a notorious 19th-century train robber who died in 1878 after a gun battle with the Texas Rangers.

National Espresso Day: Barista Tips to Use in Your Home

November 23rd is National Espresso Day, and it's an opportunity to truly savor and appreciate the role coffee plays in our lives. Our real estate agents wouldn't make it through a day without it, and we're not ashamed to admit that!

In honor of the occasion, we rounded a few crucial tips and tricks for all you home baristas out there. Whether you're looking to up your pour-over game or want to brew the perfect latte in the comfort of your kitchen, these tips will help. 

  1. Use Fresh Beans
    All the high-end equipment and perfectly honed brewing skills in the world won't help you if you're using old beans. When you buy coffee, choose beans from a local roaster (we're partial to Mi Mundo Coffeehouse & Roastery here in Round Rock) and look for the roast date stamped on the bag. 

  2. Keep it Sealed Up
    As long as we're talking about freshness, it's worth noting that coffee beans start to lose flavor and freshness the minute you open the bag. Once you've opened your package of freshly-roasted coffee beans, transfer them to an airtight container, and store them away from light at room temperature. Contrary to popular belief, it's best not to keep coffee in the freezer if you plan to use it within the next few weeks. 

  3. Buy a High-Quality Grinder
    The convenience of having your beans ground when you buy them is tempting. But you'll get more flavor out of every cup if you grind the beans yourself right before you brew. It's also important to use a high-quality grinder. 

  4. Use a Scale
    Trying to eyeball the amount of coffee grounds you want to use for each beverage leads to inconsistent brewing. Use a scale so you can dial in the precise amount of coffee and enjoy a perfect espresso every time. 

  5. Experiment with Coarseness
    The coarseness of the grind impacts the flavor of the resulting coffee in a big way. For espresso, a very fine grind is usually best. But if you find that your espresso machine takes too long to brew or that the resulting espresso tastes bitter, try a slightly courser grind. If you're simply making coffee using a French press or pour-over method, a courser grind is best for eliminating bitterness without losing flavor.

  6. Don't Use Hard Water
    This is one of the most common mistakes home baristas make. Hard water can potentially add off-flavors to your espresso, but that's not the biggest problem it causes. More importantly, hard water leaves scaly mineral deposits inside your espresso machine, which can be very difficult to clean. 

  7. Brew at the Right Temperature
    Water temperature is crucial to extracting all the desirable flavors from coffee beans without scalding them. For espresso, the ideal water temperature is 190 to 195 degrees Fahrenheit. For making pour-over coffee, the ideal temperature is 195 to 205 degrees. No matter what kind of coffee beverage you are making, the water should never be boiling. 

  8. Keep Your Equipment Clean
    After making espresso, clean your espresso machine like you're a barista who just got done serving the morning rush. It's easy to put this off until tomorrow, but the longer you wait to clean up, the harder it will get. Leaving equipment dirty is not only a health hazard but can also shorten the lifespan of your precious coffee gear.

You can keep a simmer pot going for as long as you like – just make sure to top up the water periodically so you don't burn the other contents.  

  • Make Your Own Potpourri 
    Potpourri is a great holiday scent solution because it doubles as a festive decoration. There are many versions available on store shelves, but it's so easy to make your own that you may as well give it a try. Start with a base of dried flowers, fruit, and greenery, then mix it with scented oils to strengthen the fixture's scent profile. Choose your components based on both how pretty they look and how well their scents mix together. Some popular holiday potpourri components include cranberry, cinnamon, evergreen, and poinsettia petals. 

  • Use Essential Oils 
    Essential oils are made from the concentrated essence of plants, fruits, and other substances, so they produce very strong scents. You can use an oil diffuser or your humidifier to easily spread these scents throughout your house, mixing them as desired until you get the perfect festive fragrance. So which types of oils should you use? Classic festive oils like orange and pine work great, but you can also try out some other thematically appropriate scents.
     
  • Do Some Baking

When you think of home security upgrades, you may think of expensive security systems. Many upgrades, however, are very affordable and will help your family and belongings stay safer. In many cases, you'll even be able to do the work yourself.

Our real estate agents share the following inexpensive home security upgrades that can make your home safer:  

  • Smart outdoor lighting
    Motion-activated LED lights for the exterior of your home can help shine a spotlight on any potential unwanted visitors. Use this feature for floodlights, step lights, and path lights, and consider buying ones that will send you an alert when motion is detected.

  • Upgraded door locks
    Upgrade the locks on the doors that lead to the outside of your home, and while you're at it, buy a better strike plate (the metal that's on the doorpost). Look for one that has holes for up to six screws, and when you attach it, use three-inch screws. These improvements will make it more difficult for a thief to kick your door in.

  • A safe for valuables
    If you have valuables that are small in size, such as expensive jewelry, a safe provides an extra level of security against thieves. You can get a basic one for around $100, with options such as fire protection raising the price. Bolt your safe to the floor using the holes provided inside in most models and hide it in the back of the closet. If you choose a wall safe, you can mount it inside a wall and cover it with a picture.

  • Foot locks for patio doors 
    Standard patio door locks are easy for a burglar to pick. To make it more difficult for intruders to gain access to your home in this way, add a foot lock. They utilize a bolt that fits into a grommet that holds the door secure, and they're easy to install using a drill.

  • Window stops  
    Window stops prevent windows from being opened more than six inches. This makes it impossible for burglars to raise your windows and climb into your home. Since they open six inches, however, you'll still be able to raise your windows enough to get some fresh air and ventilation inside your home.

  • Tamper-proof shed hinges
    If you have a shed with a standard hinge and a door that swings outward, it's easy for thieves to pop the pins, remove the door, and steal valuable property like lawnmowers and tools. To prevent this buy and install a security hinge that comes with tamper-proof pins and a locking tab.

  • Home security system  
    Wireless security cameras can help monitor your home and provide an extra layer of protection. What First-Time Buyers Need to Know About Credit Scores

Your credit score is an important piece of financial information that influences your ability to purchase a home. Credit scores range from 300 to 850, with 850 being the best possible score. 

Our real estate agents know that lenders will use your credit score when determining whether to approve your mortgage application. Here are a few things you should know about your credit score and homeownership as you prepare to buy your first home. 

  1. There's a Wide Variation in Acceptable Credit Scores
    The required credit score to purchase a home depends on the mortgage that you intend to use. For example, if you're applying for a conventional home loan, you'll likely need a credit score of at least 620. However, if you're interested in a jumbo home loan (a mortgage that exceeds conforming loan limits), it's best to have a credit score of 700 or higher. Some loans are ideal for buyers with less than stellar credit. An FHA loan has a minimum credit score requirement of 500. You'll need to make a 10 percent down payment if your credit score is between 500 and 579. For borrowers with credit scores of 580 or higher, FHA loans permit a down payment as low as 3.5 percent of the home's purchase price. USDA and VA mortgage programs don't have a specified minimum credit score. Instead, the lenders who issue these loans are permitted to set their own requirements. Generally, to qualify for a USDA or VA mortgage, you'll want a minimum credit score of 640. 
  1. Your Credit Score Affects Your Interest Rate and Loan Costs
    Your lender will use your credit score (along with other financial information, like your debt to income ratio and employment status) to decide what interest rate to offer for your loan. The higher your credit score, the lower your interest rate. A lower interest rate can save you thousands of dollars over the life of your mortgage. Many lenders also use your credit score when determining the costs associated with a mortgage. For example, buyers with higher credit scores are offered lower PMI (private mortgage insurance) rates. They may also qualify for mortgage programs with minimal mortgage points or lower loan costs. 
  1. There are Steps You Can Take to Improve Your Credit
    Before you start attending showings for Round Rock homes for sale, it's best to take steps to ensure your credit is at its best. Start by making all of your loan payments on time. If you've had late payments in the past, the effects of those late payments will decrease over time. Check the balances on your credit cards. You've made it to the final walk-through process, which means your long journey to securing your new property is almost complete. The final walk-through might seem like a simple formality, but it's one of the most important steps in the process. This is your final chance to ensure the seller held up their end of the bargain regarding repairs, maintenance, or contingencies.

Take the time to do a little sun mapping before planting for the best results.     You may enjoy watering with a hose the old-fashioned way, or you might want to consider an efficient drip irrigation system. You can run a line directly from your water tap or rain barrel to allow you to water quickly and easily by simply turning a spigot. 
  • Fill the Container with Soil
    One of the advantages of a raised garden bed is that you won't need to worry about digging, rocky ground, or nutrient-poor ground. You won't find an article on raised garden beds that doesn't emphasize the importance of using the highest quality of soil your budget will allow. When purchasing garden soil by the bag, select products that support organic vegetables, after you fill the container about three-fourths full, top it off with compost. If you don't already have a compost pile, you can buy it at garden centers. This combination is important to fill your garden with rich nutrients and to hold moisture. To determine the amount of soil you will need, several suppliers offer online calculators that are very helpful.
  • Plant Your Crops
    Of course, you'll have done your homework long before this point and decided what crops to plant and when to plant them. If you're planting from seeds, you may have already started germinating them inside and have seedlings ready to place in the garden. You'll have learned that Round Rock has a growing zone designation of 8. Many vegetables should be started indoors in mid-February to avoid frost. For later planting, consider transplanting seedling tomatoes, peppers, eggplants, fresh herbs, and more from your favorite garden center.
